Objective

The Fund seeks capital appreciation by investing primarily in common stocks and other equity securities of U.S. and foreign real estate companies without regard to market capitalization.

  • Invests significantly (generally more than 40%) in real estate equity securities domiciled or with a majority of their assets or real estate activities outside the U.S.

  • Utilizes proprietary return and risk models to select investments that are believed to have either high and sustainable dividends or a combination of characteristics in an effort to generate sustainable returns, higher income and lower volatility relative to the benchmark index
The Fund invests in equities which are subject to market volatility and loss. The Fund invests in foreign securities and foreign depositary receipts which carry the associated risks of economic and political instability, market liquidity, currency volatility and differences in accounting standards. The Fund invests in emerging markets securities which are more likely to experience turmoil or rapid changes in market or economic conditions than developed countries. The Fund invests in preferred stocks which are relegated below bonds for payment should the issuer be liquidated and can be called or redeemed prior to maturity, negatively impacting the stock's price when interest rates decline. The Fund invests in REITs whose risks are similar to those associated with direct investments in real estate securities. REITs incur fees that are separate from those of the Fund and Fund shareholders will indirectly bear a proportionate share of the operating expense. The Fund's investments in the real estate industry are subject to the risk that the industry will underperform the broader market, as well as the risk that issuers in the industry will be impacted by market conditions, legislative or regulatory changes, or competition. The Fund invests in forward currency exchange contracts which may limit potential gains, do not protect against fluctuations in value of the underlying position and are subject to counterparty risk. The Fund is non-diversified, which means that it may invest a greater percentage of its assets in the securities of a limited number of issuers and may be subject to greater risks. Dividend issuing companies may choose not to pay a dividend or the dividend may be less than anticipated. Current and future portfolio holdings are subject to risk. The advisor engages the sub-advisor to manage the Fund's portfolio; the sub-advisor's judgment may impact the Fund's performance.
